Hello from South Carolina!

I live in North Augusta, South Carolina which is nestled along the Savannah River across from Augusta, Georgia where I've spent most of my life. (We have a little golf tournament you might have heard of.)

My interest in real estate investing was sparked by Gary Keller's book, The Millionaire Real Estate Investor. Prior to that I had zero interest in being a landlord. Now it's all I think about (investing more so than landlording). A friend of mine recommended the book to me after a friend of his recommended it to him. He told me what she told him: "Just read the book and process the information."

Wow! My eyes were opened! No I have trouble sleeping at night because I go to bed thinking about this stuff!

I realized that I've spent almost twenty years on a frustrating quest for a phantom "dream job." In the end I've concluded that the only "dream job" I could be happy in is playing guitar for Metallica. And that's a tough gig to get. I should have been chasing the the dream lifestyle. And Gary's book opened my eyes to the lifestyle I want, and showed me that real estate can get me there!

So here I am, listening to the BP podcast and trying to drink it all in as I continue to formulate my strategy and get myself into position to get started.

Here's the thing: I'm looking for the right "port of entry" into this business because I'm committed to doing this debt free. So I'm learning everything I can and formulating a strategy to build my investment business from the ground up with a small amount of seed money. Right now I'm looking at getting into this business by wholesaling. I plan to wholesale-wholesale-wholesale-buy-and-hold. Wash, rinse, repeat. Of course, a good friend of mine who is a business owner once told me, "Your business always ends up looking much differently than you planned." Anyway, my first goal is to make "quit-my-day-job" kind of money. Because I've grown to HATE corporate life.

I currently work as a project manager for a dysfunctional technology company with a toxic culture and terrible leadership. I'm preparing to get my PMP certification so I can get a better job making real PM money. From there I'll start wholesaling and investing on the side, and hopefully be working for myself three to five years later. I'm also really good at sales (I'm a Sandler Training disciple!).

Conservatively speaking, i.e. worst case scenario, I'm hoping to start and build this business in my 40s, retire into it in my 50s, and retire on it in my 60s.

Right now I'm looking for that first open door when the time is right.
