New to the business/investor side of real estate.  I have minimal experience in 'flipping' personal properties (occupying residence while renting rooms/fixing/selling).  Interested in buying for rentals and/or flipping single family homes to create passive income and LEARN before I move onto bigger investments.  I have knowledge and networks throughout the residential/commercial construction industry, but only minimal knowledge in investing and real estate market. 

But that's why I'm here! 

Any guidance and information would be greatly appreciated!  Specifically:  Tips on how to find target areas and how to pick and negotiate deals out of the bunch.
