Hello and welcome to BP! Glad to have you here. This is a good site to get educated and communicate with good people. There are lots of options to get into investing in real estate. There is short term and long investments for you to choose from. To get your business set up before investing is kind of important. So is financing, if you are going to use cash or need some other type. Cash buyers are typically getting things by closing quickly. Team building is one of those necessities that you need to do upfront. The typical main Team members are Attornies, real estate Agents, CPA's (or accountants), Inspectors, and General Contractors. Once you start looking at deals try to not forget anything and make sure anything given to you is real. As soon as you close on something get an insurance policy to protect yourself against any losses. If you cannot get cash to invest, the owner financing is probably the best and most flexible.
I am 59 years old and I found BP about 7 months ago and I am still trying to decide what to do. I also went to college, not that it is mandatory, and I got a business degree that emphasized real estate. Since I was in Texas and planned on staying there I found out that I was qualified for a broker license. So I got one without having to take anything extra. I kept that license for about 30 years and I did a few deals for other people. Regardless of what I had I felt more comfortable with a the construction business. I have been in the construction business since I was 17. My father has been in real estate sales for about 40 years and he has taught me a little bit.
