20k 401k cash out

Hi guys I just cashed out my 401k. Only had it for 2.5 years. Looking to get my first real estate deals going. Multifamily's are what interest me! I have a deal to buy 2 duplexes. For 75k each and owner will "carry" the 10k down, while I put the 20k. Also working a similar deal on 6 plex for 200k were different owner will carry the whole 40k. So I'm looking to borrow 120k on 1st deal and 160k on 2nd for a total of 180 from bank and owe 50k to owners. What should I be looking for in the owner carry deals/land note?? Where to get lawyer and how would this work?? Doc?? Am I on the right track? Thanks! I will have a lot of questions...
