New Investor in Hawaii

I'm a current homeowner that's likely moving soon and thinking about keeping my current home to rent out.  In my new location, I'd like to buy another house.  I've been very interested in real estate since buying my first home 5 years ago.

In the last several years, we've bought and sold a few properties only used as our primary homes, but our last purchase (current home) was done so to buy a property below market value rather than a move for a job.

I'm looking to connect with others that can help me avoid common pitfalls and give advice on ways to grow a new portfolio.
