New to real estate..

Hi Everyone, My name is Rich and I am brand new to the real estate game.  My wife and I live in Braintree MA and have been getting killed in taxes year after year and are looking for a means to remedy that.  We have substantial equity in our home today ($300K) and are looking to invest in real estate (multi-family).  I guess I am just a bit nervous and am looking for both financial advice (refinance vs. home equity) and purchase advice (looking at 3 foreclosures today).  we are in no rush and want to do things right...obviously.  Any advice?  Thanks Everyone.
