Gettng finance as an Australian investing in USA

As an Australian with no ITIN or social security number, whats the odds of being able to get finance? And if so, what duration, LTV, interest rate etc? Would it have to be HML?

If it helps any, would likely setup a LIC and be buying single family homes to rent out (using a property management co) in the suburbs of major Texan cities.
