 Hello and welcome to BP!  That sounds like a good deal.  Always educate yourself no matter what.  Get the proper insurance to protect yourself at whatever stage you should.  Have a Team full of experienced and trustworthy people that will return your phone calls.  Do not try to do everything yourself.  Just focus on income producing things.  Always do the numbers and try to look at the property before you close it.  The type F Team members you will need are Attornies, Agents, CPA's, Ganeral Contractors, and Inspectors are real important.  Do not cut any corners to try to make something to look better.  Always change the exterior door locks on your new properties.  If the locks are in good shape just use them at another address.

I am 59 years old and I found BP about 7 months ago and I still don't know what to do. I went to college and I got a business degree that emphasized real estate.  In that same year I got a broker license.   Regardless of what I had I felt more comfortable with the construction business.  I have been in the construction industry since I was 17.  My father has been in real estate for about 40 years and he has taught me a little bit.  If you think I can help you please contact me through BP at any time.  Good luck!
