New Member in Philly Area
Hey everyone, I figured it was about time to introduce myself on here. My one friend mentioned BP to me a couple months ago and I then began listening to the podcasts. Ever since then, I have been kicking it into high gear researching and trying to get into real estate investing. The podcasts have been great for me in learning a lot about real estate investing. I have also read the book FLIP, still have yet to get any of the BP books but they are on my list to read.
I am located in the Philadelphia/South Jersey area. I have begun looking for possible properties with 2 other friends/partners. We are looking to do a flip for our first investment, hoping to gain some capital and then slowly begin purchasing rentals.
So far we have built a estimating tool (which was built by using some of the info in FLIP), selected locations to invest in, designed postcards for mailing, created a mailing list (mainly tax delinquent properties), and have begun mailing postcards out. I am hoping we start hearing back from at least a couple of people but I know this may take some time. In the meantime we have been looking at properties listed on MLS and preparing everything else (funding, refining estimating tool, realtor) so we can purchase a house quickly once one comes up.
Hopefully we will get our first investment property in the books soon so I can start contributing more to the BP community.
