hi - I've been reading the forum for years but never posted - branching out here a little to connect with other investors from austin texas. 

I've done a few deals, looking to do a lot more - made a little money on each of them but need to figure out how to make more on a given deal or do a lot more deals. 

open to any and all tips and tricks but i tend to stick to the basics. maybe I need a kick in the pants to branch out and take more risk. hesitant to do so as a couple of my deals i've done are take over from people who climbed to far out on the ledge. 

if you have wholesale - under market value deals in austin - please hit me up as i like to do value add rehab and look to sell to retail investors where possible or find really great deal, value add and get financing at below all in cost.
