Investor Friendly Real Estate Agent

Hello everyone! 

I'm new to investing and I'm starting to see some deals come in. WOOHOO right?!

I'm trying to build my dream team and I'm having trouble finding an investor friendly realtor in Memphis. Hoping to establish a partnership where I swap leads for searchs on the MLS. Does anyone have this type of partnership or a different one that may work better? Any suggestions on realtors? Any other tips for a new investor?
