Looking to buy and hold in Tucson

New to BP and excited to figure out how to create a rental portfolio in the Tucson AZ market. Have read a lot but still haven't made the big plunge. Busy professional by day but recognize the risk to relying on a single employer for retirement plans. Need to figure out how to find deals and what financing will be most effective. Wish me luck!
