Hi BP members!
I'm a newbie here from Philadelphia with little to no expierence in the real estate industry. I figure the best way to start is reading in these forums and surrounding myself with like-minded people. Currently I want to build up some capital and save any way I can while gaining knowledge about real estate investing so when it's time to get my feet wet with my first property purchase I can be more prepared financially.. I also narrowed down my niche to be rental property, basically I want to buy properties and rent them out. That's something I feel like I want to do as a career for the rest of my life and I feel strongly about. I think my journey begins with just trying to learn the basics/fundamentals of everything and learning from all of you intelligent and successful real estate members, so please wish me luck and please bare with me because I will ask a lot of newbie and stupid questions lol.

Locate and attend 3 different local REIA club meetings great place to meet people gather resources and info. Here you will meet wholesalers who provide deals and rehabbers (cash buyers). Find them through Google and meetup.com

Consider checking out HUD homes for small multi's owner occupied gets first crack.
You might consider Niche or Specialized Housing like student housing. Rents can be 2-4 times more. Remember you don't have to own a property to control it.
