Aloha all!  I'm not sure if there's something a little extra in my coffee this morning or if it's the 3 or 4 years of listening to all the podcasts and reading books has finally added up but I finally contacted a realtor this morning about a potential buy of a distressed property!  So I'm going to try my best to make use of all this expertise so many here are generous enough to share to work to get my first deal off the ground and running.  

A bit about myself, I'm a licensed in architect in Hawaii (also licensed in Colorado and with reciprocity to work in all 50 states) with 27+ years experience and owner of my own sole proprietorship firm for the past 15 years.  In addition to my regular work, mostly single-family custom residential and small commercial work, I would really like to get a second business going for additional income and maybe, just maybe, the ability to retire a bit earlier and travel more in the meantime.

I'm mostly drawn to flips and spec homes but in all these podcasts have come to appreciate the possibilities that a buy and hold might have.

Anyway, glad to be moving on something and looking forward to interacting on the site more!
