RAISING CAPITAL?

Hello, my name is Dale Willie, I am the head of the Board of Directors that guides Willie Investments LLC. We are a family ran company. A little synopsis of how we got where we are: Back in the mid 1990's my father and I started looking for someone to lease out a commercial property that was wholly owned by us as a family (I had spent a good deal of my teenage and young adult life paying off the bank loan). Now my father wanted to retire, so I began my path as a real estate investor. It took us 6 years to find the right person/company to lease our commercial property. From that point we had taken profits and began purchasing distressed SFR from Banks, Individuals, etc. We leased them out and was making a good market cap (7-10%). However, when you purchase real estate with your own cash, it doesn't take long to run out -- then what? We either had to sell one of the deals we had bought (taking some of the profits--paying taxes) or sell and roll it vi 1031 exchange into another property (not taking any profits). This was a dilemma. A few years went by, my father passed away, I was left to figure things out. Last year I came up with a brilliant idea (so I thought), I'd take some of the Title's to some of the property Willie Investments LLC owned and hawk-it to my Banker for a credit line, in which I would then turn around and purchase auction property. In 2015 I used up nearly all the $250,000 of credit line my Banker gave me to purchase 3 more properties. Within 30 days from the purchase of each property I had sold the properties to up and coming Investors, individuals and a local business. I had added (on paper) to Willie Investments LLC's portfolio over $100K and increased it's monthly income by about $1000 per month (interest, down payments) -- everything I sold was on contract with a variable interest rate that was at least 2 points above what my Banker was charging us (2 pts above prime). Things looked good -- well until I no longer had my credit line in which to draw from -- now what do I do?

So, I started down the path of finding capital that I can raise to purchase even more deals -- here's what I have found so far:  Raising private capital is NOT as easy as all the so-called Guru's say.  I've gotten on so-called private capital lists (most of them turn out to be connected with banks, lending institutions or the like that want to charge anywhere from 6-15%+), how does one make any money using their money?

My quest has now led me to expanding my thinking, and possibly making deals with Banks that own land, or individuals that own land and then obtaining loans from them to develop these lots/land.

As my father always said:  "Real estate is like the ocean, no one or no entity can control it all, and the best way to become part of it, is to simply paddle out and catch the next wave to ride."
