Newbie investor ready to get started!
Hello Awesome BP community!
I am excited to learn from all of you about this wonderful world of real estate! I've been doing my due diligence and found a couple markets I am looking to begin investing in. I am interested in fix and flips and wholesale to build capital, and then cash-flowing long-term SFR or Multi-units buy and holds.
I am currently partnered in an IL fix and flip and looking to invest in IN next.
I am looking to learn from experienced investors, and partner with knowledgeable agents and contractors to create win-win solutions.

Hello and welcome to BP! It sounds like you have a good plan. There is low inventory now and cash buyers are getting most of the deals because they can close quicker. Just be patient and consistent with offers. Real estate work is very insistent on how many offers you make. Always do the numbers and make sure what you are given is real. Do not forget any expenses. Have experienced and trustworthy Team members They can help you and are worth every dime. Use them to your advantage. Do not try to do everything yourself. I am 59 years old and I found BP about 6 months ago and I am still trying to decide what to do.
My father has been in real estate for about 30 years and I have learned a little bit from him. I graduated from college in business that emphasized real estate. That same year I graduated from college, in 19800, I got a broker license. Regardless of what I had I felt more comfortable in the construction business. I have been in the construction business since I was 17. If you will be financing try to get money up front so you can bid as a cash buyer.
