Hello! My first post! Greetings from OC, CA
Hello everybody, my name is Cosmo Lee and I found this website through J Scott's website 123flip.com. I currently live in Orange County, CA and am an accountant with an active CPA license. No I don't know anything about taxes, all of my experience is on the audit side.
I've always been interested in real estate from an early age. A lot of individuals have built their net worth through real estate and I'm hoping to be one of those individuals as well. I only wish I found this website 6 months ago as I funded my Roth and invested another 30K in various mutual funds, but I still have 40k in cash. I hope to learn a lot from this site and correspond with many of you. Thanks for reading!

Hi everyone, thanks for your responses. There's just a gigantic wealth of information on this site! It's a little overwhelming at times. I'm learning towards flipping, but then I discover turnkeys, and so on and so forth. I am not sure if I have the financial resources to do flipping (yet). But hopefully by corresponding with some of you I can learn.
Hopefully I will attend a meeting in the very near future and get to meet some of you.
@Cosmo Lee Welcome! I'm also another local RE investor here in OC (Mission Viejo). I have experience with SFRs, duplexes and multifamily, all out-of-state, and some turn-key.

Welcome, and you said it best attend the local meeting first. Find out what the local folks are doing where, and why. Before you start flipping or buying, focus on your own financial picture first.
A lot of folks jump in this business ill prepared. Same point if you have any questions this site is great for that.

Hi @BillManassero, based on my research so far, the Southern California is pretty expensive and difficult to get started in, so I'm heavily learning towards to out-of-state investing. I'll probably contact you for your experiences and thoughts. Thanks!
@Alex Franks, yes I don't want to jump in ill prepared but at the same time you have to learn by doing. You can read a book about doing surgery but it doesn't mean you're prepared to do surgery.

Can anyone teach me how to do the @ with the name thing? I tried it but it doesn't link it :(.
@Cosmo Lee in the begining, I had trouble with the name thing, too. First you type a @. Then right after - no space - Type the first name (With a capital first letter), space, last name. The name should automatically appear in that process. When it does, click on it, and it should appear, highlighted in blue.
