Foreclosures/Sheriff sales

Hello, my name is Tyrone Lane. I am a Real Estate agent and a Investor from the Philadelphia area. I have two situations, one is up to become a sheriff sale and the othere is about to be a foreclosure. Where should I start to save either of these properties and what should be my next move? Sheriff sale properties usually have a lot of competition for the good stuff, guys and investment firms with deep pockets. Foreclosures are kind of the same thing but I feel like you have a better shot. Either way, you need to be prepared with cash. If you haven't already lined up your cash sources, that would be where you would want to start.
