Get a good mentor or coach (don't go out and pay 20-50k for one) who can advise you and tell you how he/she has been successful. It is better if you can get one from the local area. Make sure that person is well qualified to give you advice. Biggerpockets has a free e-book that will answer a lot of your questions as a beginner, and from there, just keep learning. When you're ready to get started, wait for the right deal, run it by your mentor and make sure you have a wide margin of safety. Consider your long term strategy/goals (write one out if you don't have one). You'll do fine.
