New investor in Sacramento

Hello everyone. I've been looking into real estate for the past year or so and am hoping to purchase my first owner-occupied property this year and hopefully a few more in the next couple years. I graduated from UC Davis a couple years ago and my rent will be going up 10% this year so I will be looking for new housing in the Sacramento area beginning around August when my lease expires. 

Right now I'm researching Realtors and finance options since I'm VA eligible. I look forward to meeting everyone in the real estate community!
