Whole Sale Deals in Tallahassee!!

Greetings everyone,

I am a new investor who is starting to obtain whole sales deals. I just need to know what to say to the sellers. I send out letters every week and have looked up the typical questions you need to ask someone. Just a little nervous about actually calling them back and responding to emails. I do not want to sound unprofessional or muddled.  Any advice? I think I have great deal.

Hey there, what I did was start at the beginning.

Name
Subject address
Name on title
Phone number
Email address
Any other contact info ( work number)

Is the property listed with a realtor?

Start a rapport (listen for accents, pets or kids in the background)

Get the number of beds and baths
Ask if it's got a garage
Ask if it needs repairs
If they say no ask how old the roof and a/c are and when it was last remodeled.

I like to ask ' if you had 10k what would you do to the place' that always gets people talking.
