Looking for experienced flipper for joint venture

I have around $50K and want to use it to get into REI. I do not have experience. I have only average credit and so am looking to start out on a smaller scale house flip using all cash. I am looking for someone with a lot of experience in successful house flipping to team up with in a joint venture situation. I live in California, and real estate here is way out of my budget. I am apprehensive about teaming with someone I don't know because I need to be able to trust them not to inflate rehab costs, etc. But after researching all my REI options, I feel this is my best route. If anyone out there is interested or has some advice for me, I'm all ears! Thank you all for your wonderful help and support for a newbie like me!!
