My partner and I are about to sign a deal with a production company for a new show about flipping beach houses. We are both new to house flipping and are seeking HML and gap funding to get some flips underway. The first couple of flips will be training grounds for us and will not be part of the show. We would also consider JV'ing with someone on a couple of flips in the Los Angeles area. We are also seeking a seasoned house flipping pro willing to help us with flips both on and off the show. Aside from the flipping show, I am also looking for an experienced wholesaler to partner with. I'm in Los Angeles but can JV wholesale with an experienced partner anywhere.

 It looks like they only lend up to $100K in California. Unfortunately, that's not enough to buy anything here from what I see. Maybe I'm reading it wrong?

Thank you all for your responses and advice. I want to make the right choices for my first REI. I know it isn't a lot of money to start with, but at least it's something. I hope it's enough to get me going. I can't do anything local here that I can stay on top of because I'm in California and the real estate here is way out of my reach financially. Unfortunately that means I have to start out of state, which means trying to find someone I can trust to partner with. I hope that's not impossible!

Hi Jeff and thanks so much for replying. I don't know that I would be able to get financing since my credit is only average. I know my $50K isn't much capital, so I'm looking to maybe start with a low priced house that I can afford to buy for cash and still have enough for rehab costs. Unless there is another avenue I'm not thinking of for using the money I have to make the most ROI. Thanks again so much for your response and advice!! Truly appreciated.

I have around $50K and want to use it to get into REI. I do not have experience. I have only average credit and so am looking to start out on a smaller scale house flip using all cash. I am looking for someone with a lot of experience in successful house flipping to team up with in a joint venture situation. I live in California, and real estate here is way out of my budget. I am apprehensive about teaming with someone I don't know because I need to be able to trust them not to inflate rehab costs, etc. But after researching all my REI options, I feel this is my best route. If anyone out there is interested or has some advice for me, I'm all ears! Thank you all for your wonderful help and support for a newbie like me!!

Hi everyone! I have some cash but only "fair" credit, which I am in the process of rebuilding. I went through a nasty divorce and custody battle which really screwed me up credit-wise and financially. I need to get on my feet again and want to invest what I can into real estate to hopefully gain financial freedom within the next 3 years. I am looking into maybe buying a small apartment building or two for some passive income, and also looking to try my hand at house flipping. I have been reading on this site and found a lot of useful advice but wondering if there might be someone out there who would be willing to sort of take me under their wing and help walk me through my first investment? Maybe a JV? Or maybe just someone willing to coach me? I have read a lot of sales pitches from REI gurus and am undecided on whether or not those are worth it or legit or what. I'm sort of leery but maybe you guys can tell me if they are worth it. If there is any other info you need from me to help formulate some advice for me, let me know! I'm eager to get going. I know my credit may create some roadblocks. I have looked around for a REI group and there is a very small one meeting in a couple weeks which I plan to attend. The only other one here in LA is a huge one that seems to be a huge sales pitch for a guru. Now sure what to think about that. Any help or advice is appreciated! So happy to have found this site!
