Investor in Austin, Texas

My husband and I are relatively new investors in Austin. We have partnered on a few deals in the San Antonio area but are looking to get into it on our own closer to Austin. I know everyone says the Austin market is hard to break into but we are going to give it a shot anyway. I have a design/architecture background and my husband is in insurance. So I'm pretty comfortable with renovations but am still a bit insecure about negotiating deals on the front end. Any advice would be appreciated.

Question for other Austin based investors: what percentage of your deals are still in Austin proper as opposed to outlying areas?

Thanks!
