I am interested in hotels that need some love and attention.  My focus is 100 rooms or more, motivated sellers, in an area that would be conducive to extended stays, where we can do some renovations and apply proven marketing systems to fill our hotels.  

I am also a landlord, with partners, and I don't hate it yet. LoL

That is one I haven't heard of before, sounds interesting! But I would think most hotels with 100 rooms or more that have extended stays would be scooped up by the big hoteliers of the world. 

I only have experience with hotel condos in great areas of the magnificent mile in Chicago.
