New member from South Jersey

Hi I am Noel. I have never done a deal so I guess I'm new to this although I have been researching real estate investing for years. I'm looking for funding and resources to help make the process enjoyable. One thing I know is that relationships count so I hope on this site I am able to build those relationships to have a successful investing career.

I'm in the South Jersey area and am looking to make my first flip deal. I don't have funding yet but have found DOHARDMONEY.com who offer 100% financing but I have to come up with $2500. $650 will be used for the fee for their due diligence to make sure the deal meets their requirement and the remainder will be refunded to me after my first deal. If anyone has any advise please chime in. So with that said I thank everyone in advance.
