New to San Diego: Looking to buy a single family home, have cash

Hi, I am new to the San Diego area and also new to the real estate investing game. I'm looking for a single family home anywhere in SD that needs redevelopment and can be flipped. A bonus would be if I could live on the property (security and to keep overhead low) while it's being rehabbed, but this is not a requisite. 

I have the financial backing for a down payment on a home and access to more, as needed, for a full cash deal if it's a great find.

So just saying hi and curious if anyone can point me in the right direction! Thanks!
