South Florida Newbie. Own a Few but New to BP!! So Excited!!

This board is incredible. I've read many of the posts and have gained so much information. Thank you for sharing so much of your knowledge and experiences. I love the transparency. I live in South Florida and own 4 rental properties - all condos. I'm in the process of closing on my first SFH in the next few weeks. All properties are located in Broward County.  What are rents going for in your area?

In the area that I invest, the rent ranges from 850 - 950 for a 1 bedroom and 1000 - 1200 for a 2 bedroom. For the single family home that I am purchasing it is currently rented for 1250. They are long term tenants, so I would imagine that I could get 1300 or above if I were to go to route of getting new tenants
