Howdy from Central Texas

I've been lurking on this site for about a month. After reading a lot of great posts and seeing what looks to be an interesting group of similarly minded folks I thought I would register and say "Howdy."

I've been a real estate investor since 1990 when a former college roomate and I went into partnership, bought a house and thought we would "get rich quick" in real estate.

I've got a ton of "war stories" just off that first piece of property which hopefully I'll get a chance to share--if mistakes could be made I'm sure we made 'em.

After a couple of years he got married and I bought him out. I've added a couple more properties in the last few years and enjoy house/deal hunting.

I've come to realize that for me it's more of a "get rich slow" plan but I'm hoping it will serve me well in the long run. I'm a "buy and hold" guy although I relocated the original property from Chicago to Georgetown, TX with a 1031 exchange about two years ago (when a long term tenant finally moved) and recently completed my first HUD home purchase.

I am building what I hope is a fairly solid foundation of knowledge about real estate and rental markets in Williamson County, Texas since moving here about six years ago.

Look forward to sharing and learning on this board.
