Hey BiggerPockets!

I've been a long time lurker and podcast subscriber here so I decided to finally introduce myself. My name is Dan Hilton, I am a software engineer working in DC. My strengths are in backend web and iOS mobile development but I dabble in all sorts of tech.

I do not have any prior experience with REI but ever since I read about gaining financial freedom through buy & hold properties back in college I knew it was something I wanted to pursue. I hope to learn a lot and contribute where I can!

Thanks for the well thought out response, Liz! As a DC transplant, that gives me much needed perspective on the RE landscape here. I've noticed that breaking into the market in the city seems very difficult because of high costs and low cap rates, but beyond that I think you hit the nail on the head- there's a severe lack of small MF properties in the area. 

In my research I'm looking at MF properties in Maryland as there are many commuters who choose to live on the outskirts of DC where it's cheaper, calmer, more suitable for families, etc. I've also looked into the Northern Virginia areas but it seems like most of the development has happened and I'd be joining the market too late (especially as a new).

You mentioned that you started with MF analysis in the beginning of your career, what do you focus on now?
