California'n wanting to invest in Texas Dallas, Ft. Worth, Austin

Hey everyone how's it going?

My name is Coby Herzog, I grew up in and currently stationed in southern California (lucky me right?); I am looking for a business partner/property manager/ or just friends that enjoy real estate as much as I do in either the San Diego or the Dallas / Ft. Worth areas. I am very new to the real estate world but 100 percent motivated to make this an eventual full time business.  

A little about me. I am 21, college student, business owner, and I have been in the military for almost 4 years with 2 years left. I bought my first 4 bedroom house in San Diego at age 20 and currently rent 2 rooms out to friends, it pays 70% of my mortgage. Naturally this sparked my RE interest, so I finished all the RE licensing requirements and am gearing up to take the test! Very excited to get the ball rolling!

The first wicket on my agenda is to make some contacts in Dallas/Ft. Worth to buy a duplex/SFR on the lower end to buy and hold (not too much capital to put down at the moment). I am also very open to the idea of trying a flip, and even more open to making a lot of mistakes that I can learn from!
