Financial Accounting, Managerial Accounting, Legal Environment of Business, and Liberal Mathematics. Basically, just become a business major, these are all lower lever (Freshman/Sophomore) courses that will really help you get the foundation for any type of business you want to run, especially RE. I am in need of some professional advice on where to take my business for the upcoming years, and of course this is the best place to do it!

I will list my questions first and see if that helps:

  • Should I move brokerages? Or continue to teach myself and figure it out?
  • I want to partner up, or find a team that is productive, organized, and professional. Any suggestions?

Quick overview, I received my license and started practicing 7 months ago here in San Diego, California. In the first four months I had entered into 6 escrows and closed 4 deals just shy of 2 million. I paid another agent (mentor if you would call it) 50% of my commissions for helping me and showing me the ropes on these deals. I feel like I could have done more but I am still active duty military (exiting the military in 2018 to be a full time agent).

I am currently at a brokerage that doesn’t have much of a training program, more of an established agent brokerage that lets agents work free and on their own. There is absolutely nothing wrong with the company, it has been fantastic so far, and I am thankful to be working there. But, I do feel I could benefit from more training and with what I have to offer I definitely would like an office, or at the least a shared office. I need to be able to close the door to talk to my clients and make phone calls. If not, I have no problem renting my own office and working as a geo-agent, but that does not solve the training opportunity problem.

@Dawn Oishi Wow, I appreciate the details. I know the market is fairly investor heavy in DFW, and I can see why. I also agree that SFR have some great advantages. At what price point do you see the least amount of investors in in the area? Is the rental value margin still there on higher end properties? Thanks again! @Carlos Villalta San Bernardino is very under rated in my opinion as well. The homes are fairly priced, and rehab is low because of all the competition. My only concern is the amount of month to month fluctuation in the market. Good luck to you too sir. Let me know if I can be of any help. My mother is an agent in SB; she enjoys working with investors a lot, she also knows construction fairly well, and really goes the extra mile.

@Hattie Dizmond Very true. And a different perspective I had not thought of. Here in CA we have the full alphabet of classes. I feel its more your ability to screen a tenant rather than the neighborhood you are in. I will PM you and see if we can be beneficial working together. Thanks again for taking the time to reply!

@Chris Reitzel I completely agree. Low capital is making it hard to jump on the bus in an investor saturated and premium priced market. I know there are deals here, Im just going to continue searching until I found one in TX or CA that the numbers make sense and works for me. I will definitely be attending this meet up. @Aaron Mazzrillo That is solid advice, and I have not yet ruled California out. I know there are a lot of little market pockets that are very permissive. The problem that I consistently run into when analyzing deals here in CA is that I am not able to buy the property at a low enough price point to allow for profits after the repairs. Maybe my calculations are off. Any suggestions? Thanks for replying!
