Hi all. I came across this site on a random Internet search and it looks like is a very active site with members that like to help. I'm glad I found it.

I live in Canton MI and have been a landlord now for 13 years. I can't say I've been an investor for 13 years, as all of my rentals have been former primary residences of mine. The problem with that is approach is that all of my rentals were originally purchased as my family's primary residence so I did not think much about things like purchasing wholesale and monthly cash-flows when I bought them. While they were all great to live in at the time, none of them have been high-performing investment properties. While the rent from all of them covered the mortgage, none of them provided me with any real cash flow. I've done 4 houses like that. I still own one of them.

I'd really like to learn the ropes of finding and analyzing real estate investment properties for their cash flow and other profitable measures. I'm comfortable holding and renting (and all the fun that goes along with being a landlord), but I have a lot to learn in terms of finding and analyzing deals for cash flow and profitability. I'm interested in my local area (Canton, Westland, Livonia, GC, etc.)
