Newbie-El Dorado Hills, CA- looking to invest in rentals

BP Members,

I live in the Sacramento area and am looking for some local mentors to help me create passive income via rentals.   I own two homes and have experience being a landlord  for the past 3 years.    I need help on identifying the best properties, a good PM reccomendation, knowledge on best ways to secure properties (all cash vs loans) etc.   it would be great to learn from someone who has taken this journey and knows how to be successful.   Any insight or knowledge would be appreciated!

Sounds like we are in similar positions as I'm looking at the same strategy to help diversify my retirement portfolio (I'm in Folsom),

Another BP member recommended a couple of local investor groups (NorCalREIA was one).  I plan to look into them this month.
