(Please let me know if you think I have provided to much info below, and I will edit my intro.)

Happy to have discovered BP! I'm looking to invest $150+k cash all-in (and poor credit) in my first RE purchase. As a parent of a teenager, I have to stay in CA for a few more years. Credit should be good by then too. Unfortunately, there is little I can do in CA now--particularly difficult to get a multi-plex. I refer to MLS listings, Zillow and BP daily, and have spoken with CA realtors. I just learned on BP about using an Excel spreadsheet to break down the numbers.

Since I will be in Chicago in mid-January, I plan to explore nearby mid-western states to look at the possibility of long-distance investing with a PM in a B/A location. Theoretically, I could close soon after inspections.

I eventually hope to build a multi-generational RE portfolio for my son to carry forward.  Yes, he's interested in learning the business too!  I welcome your suggestions.
