Intro, Looking for Rehab and Building Our Team

Hello,

My husband and I have been investing and managing multi family properties in Shaker Heights Ohio for the past 12 years. We want to buy a rehab, multi family in Shaker in 2016, buy and hold. We are also looking for suggestions on great general contractors and title companies. 

I look forward to connecting with local investors and learning from others in this great forum.

Since we've been investing in the real estate market our goal has been to buy and hold property. We have rehabbed and bought turnkey. We also manage our properties and have been doing so for the past 13 years. I have consistently had great tenants responsible tenants. 

We've learned so much and still are:

  1. Become an expert of the area/city you are investing in. The codes, market. Research the market and know your competition. Try to walk through different multi-families in the area. Know what they are offering and how much people are willing to pay for it. As you do this it will help you make informed decisions and in the rental market. 
  2. Background checks. We do background checks on every adult that applies to live in the property. There is no exception and this has helped us get responsible tenants. 
  3. Document everything. We have a lawyer look over our lease. We are also careful to be consistent in our screening and selecting process of our tenants. We keep the application and document reasons for denial. 

We hope to purchase 10 more within the next 5 years. Our long term goal is to purchase a building.
