New member need serious help!

i am obviously bee to this site and I am in need of some serious help. Here is my situation: i am in the process of a divorce and the only assets i will retain are half the equity in our currently shared home, which she will be keeping and buying me out. This will leave me with only 55 - 65K 

With this money i need to find a new home where i can have enough room to house my 4 children when i have them so I'm looking at 3 bed rooms, i would also like to find a way of housing my aging mother close by without too much cost.

Here is my thought, i invest in mobile homes for the two of us, this would keep our monthly costs low(as we need them low) 

I also thought that this could be a good way for me to begin investing in property, as i can buy cheap homes  in need  of some work, which i can do while i live there for a few years then sell for a profit and reinvest in a new home to repeat the process until i can build enough capitol to invest in"real" real estate.

Thoughts and advice needed, please help.
