Introduction and question for the community. Greetings community! I am brand-new to Bigger Pockets and new to real estate investing as well. I was recently gifted a condo in a beach community down in North Carolina. I currently live in New York.  There is nothing owed on the property, and there  is currently a tenant renting it. The tenant's lease is up at the end of February. I plan on putting it on the market as soon as the tenant vacates. My goal is to take the proceeds from the sale, which should be between $100,000 and $110,000 and invest it in more real estate. Can anyone recommend a way to invest this money where I will be able to make between $2,000 and $3000 a month as income?

Why sell the property?  Refinance and take the capital out and buy another property.  If your not in the game to be a owner/controller then sell and loan money out.
