Developing a Multifamily

Hi-

Does anyone know how much of a down payment is required to develop new construction of a multifamily home (one unit in which I'd be living in of course!)???  I know that one can secure a Home Construction Loan for 20% down but am unsure if this would apply to a multi-family.  I'm also interested any exclusions that may apply.  Thanks in advance!
