New member, Just asking for opinions on rental

Hey Bigger Pocksts first and foremost I want to say thanks for all the valuable information, The way I found the site was kind of random just looking for information on a house that has kind of fell in my lap, and from there I realized that I really enjoy real estate and learning about it. So far I've listened to 78 of the podcasts while working my day job, haven't been as active on the site just due to lack of time. Sooo here is my situation...

I purchased a rental property for $12,000 it is located in the lot next to my house I own which is the main reason I bought it. (Worst comes to worst I tear it down and have the yard space for the house I plan on living in for a long time) after talking to a few contractors and a few close friends I'm thinking it's going to take around $50,000 to fix up and bring up to code and be up to par with the type of tenants I'm trying to rent to. The ARV should be at least 80-90,000 and I feel I should get around $700 for each unit after doing some research. It is a duplex with 2 bedrooms each. My dilemma is now that I own it I am maxed out with the bank and I don't have the personal finances to fund it. I've asked some friends and family for help but no one is interested in real estate. Just asking for some ideas and help, not asking for money, just ideas?
