New member, new investor, first deal.

Hello all! So excited to be here.  I am new to this site and investor real estate in general.  I reside in Chicago and just put an offer on a 2-flat (bi-level) in the Chatham neighborhood (3 br/1ba fully rehabbed).  I offered 160,000.  Through research, I believe I can bring in an income of no less than $2000.  5% down.  Am I making a good decision? I'm a novice.
