Hey guys,

My name is Timothy W, I am currently looking at a couple multifamily deals. Would like any advice others have in negotiation of a minimal money down deal. I know it has to be motivated seller to get anything such as that, but if they are I would like to know what questions I need to ask first time speaking to the seller. Also curious how I should go about trying to get a seller finance deal where both our needs are met. Any help is greatly appreciated. Oh and any other investors, realtors, lawyer, accountants in the Martinsville / Danville, VA area are highly encouraged to message me. Thanks for your time.

 My current goals are:

Short term (within 1 months)

  Own one multifamily dwelling

  Own three single family properties

  $10,000 cash on hand

Long term (4-5 years)

  Purchase home for my personal use

  Maintain at least $25,000 cash on hand

  Increase credit portfolio to $150,000

  Own & maintain 8 single family properties

  Own & maintain 2 multifamily properties

  Start my own charity to give back to my community.
