New to real estate investing

My name is Jake.  I'm 28 years old and live in Chicago.  I am hoping to buy my first investment property by the end of this year.  I'm mostly looking for something that is going to cash flow well that I can have rent ready for under 15k as an initial cash investment.  I've already been preapproved for financing and I'm currently looking at the indianapolis market.  if anyone has any tips or places you think I should be looking for a good deal, that would be awesome.  Thanks and I am very excited to be a part of this community.
