I am 22yr old new investor. I recently purchased a duplex for 76,500 I put down 20k and after escro my payments are around 700 a month. I current have both sides rented with proven good renters total rental is $1150/mo for now. When the leases are up I will move into one side and raise rent on the other rentals right now for 1bd 1ba furnished and all bills paid are going for $1400/mo. I definitely think it's worth doing especially if I'm living next door to keep an eye on tennants.
