Hello BP, my name is Tim Nelson and I'm a relatively new investor from Manhattan, KS. I currently own 2 college rental homes in Wisconsin (where I'm from), and one four unit apartment complex here in Kansas. As for my full time job, I'm an active duty Army officer.

I really enjoy the college rental side of the business, especially since I haven't been out of college for a long time. However, I'm looking to buy properties in my area wherever there is money (and a positive difference in someone's life) to be made. Primarily, I'm looking for buy and hold properties in my area or in Wisconsin. With a job that requires me to work 60+ hours a week I have little interest in flips or fixer uppers, but I do manage my own local properties.

I save aggressively for both retirement and my next rental investment. That being said, I'm light on capital now, so I'm working on saving for my next investment - hopefully next spring in 2016. I'm open to creative financing strategies and will consider them if they don't spread me too thin, in terms of debt and my credit score.

I heard about BP through Itunes and I listen to the Podcast pretty much weekly. I hope that I can get some great feedback and learn from the members here. I also hope that I can give other young investors some tips on how to get started.
