Canadian doing business in FL

Hey All,

I'm sort of new to BP, I've been listening to the podcasts and reading a lot of the forums. Now I've joined and I'm loving every minute of it. 

My business partner and I have been trying to get started in the real estate investing world down in Tampa/St Pete, FL for the last few months. We've been doing a lot of searching for deals on Craigslist and MLS, and found few, but they didnt work out for us.

Now we've decided to begin a direct mailing campaign, but have been hearing from a lot of people that its getting very competitive and becoming increasingly difficult to find those 65% ARV properties.

What's really slowing us down is the fact that we do this work remotely from Toronto, Canada. We've been down to the Tampa/St Pete area to get familiar with the neighbourhoods and meet some of the contacts we've made, but once is not enough. What we really need are some boots on the ground that could help us pounce on an opportunity when we find it. Also, speaking with locals helps a lot, since you all know the areas better than us.
