New member, need quidance in solo 401k =)

Hello biggerpockets world!  I'm new here and looking for guidance on investing in rental properties with non-qualified dollars, vs investing inside my solo 401k.

I triple majored in Real Estate, Finance and Economics from UW Madison.  My dad is a Remax broker and has a small rental portfolio as well.

Are there any good discussions of the pros/cons with not being able to depreciate your RE inside the 401k but gains are tax Free (if with roth dollars), vs the traditional Non-Qualified checking account?  Both can use leverage, and UBTI is avoided in 401k (or so I heard).
