I like to take chances on the occasional deal that makes financial sense, but perhaps the flipper hasn't quite the longevity. The numbers aren't a complete picture, but to date this plan has worked out.

Are you a HML or PML?
I'm actually thinking about doing a JV in which the lender funds the project 100% and accept all fees and an agreed upon percentage of the ARV once the property is sold. I will have a buyer qualified to purchase (Exit strategy).
I'm trying to create a business model that will allow me to become successful and create a method for doing fixers or wholesales.
