Im interested in purchasing an rental investment property but will like to see how are investor purchasing there investment properties? It will be my first property I purchased.

I am comfortable owning single-families in my own name with good insurance @Ray Jimenez .  I only put commercial properties (5 units +) inside LLCs.  

Too many problems financing and insuring residential property inside LLCs I've seen. Just search for "I can't get financing LLC or Can't get insurance LLC or I transferred my house to an LLC now the bank is calling the loan due- LLC and DOS."

I'm not an attorney or CPA.  Just sharing how I've done it over the past 12 years.
