New investor south of Nashville

Salutations.  I am finally getting around to introducing myself here but I have been listening to the podcasts for the last couple of months.  A wealth of information and experience here.  I live south of Nashville but work downtown Nashville and I have lived here since 2003 so I'm familiar with the area.  

I had one rental property on the west side of Nashville and sold it after a couple of years but now I'm ready to get back to investing and making it work.  With the tools here and education available I feel much better prepared and have a better understanding of how to invest wisely.
